YOUR PROPERTY RESEARCH WORKFLOW
From a map pin to an informed next step.
Find tax-deed auctions, organize what you know, and identify what still needs checking before you bid.
Explore past auctions
Browse a sample of real past auctions before you subscribe. Its highlighted banner and past dates identify it as a demonstration, not a current sale list. You can create a free account to try saving past-auction properties and adding private notes.
Unlock upcoming auctions
Research membership unlocks upcoming listings and the available history in covered counties. Check Counties for current coverage; not every county or historical auction is included. New accounts receive 7 days free after email verification, with no card required. The trial ends without a charge. Subscribe if you choose; paid access starts after payment confirmation.
Choose a state and sale type
Use the State selector in Explore, then choose a county and available city or area. Coverage differs by county: some provide mapped parcels, while notice-only counties provide published dates and official instructions. Georgia listings are redeemable tax-deed sales. Read each state’s sale type and county rules; lien certificates, redeemable deeds and other tax sales have different rights and procedures.
Find properties your way
Choose a county, city, property type, sale period, maximum opening bid or status. Search by address, case or parcel. Filters carry across Map, List and Calendar. An opening bid is a starting amount, not an estimated value or final purchase price.
Narrow by research facts
Open Filters → Property research filters for acreage and assessed-value ranges, zoning codes, building records, recorded transfers, flood screening and wetlands. These use cached checks. Unknown and outdated results are kept separate rather than treated as no risk. Zoning codes differ by jurisdiction; assessed values are not market estimates. Save search also remembers these criteria.
Use the map and calendar together
Switch between satellite, satellite with labels, street and topographic maps. Select a property to inspect its approximate parcel outline. Calendar entries identify the county; choosing an auction takes you to the map filtered to that county and date. Several counties may hold sales on the same day.
Read the property page in layers
Review the parcel, opening bid, date, status and bidding instructions first. Open Research for recorded owners and mailing addresses, available sales and deed references, taxes and exemptions, assessed values, building facts, planning details, permits, flood zones and wetland screening, and soil drainage. Open Property history to see available transfers, assessment years, permits and observed auction changes together. Dates and coverage vary by property. A recorded transfer is not a title search, and a tax figure is not a current payoff. Missing information stays unknown; it is not a favorable result.
Use outside maps as a second look
Open FEMA map and Open wetlands map take you to reference tools. They do not certify conditions. No mapped wetland overlap is not proof of no wetlands; a flood zone is not a guarantee against flooding. Parcel outlines are not surveys, and imagery is not live.
Keep your research with your account
Use the bookmark to save a property and write private notes on its page. Sign in with the same account on iPhone or PC. Canceling membership does not delete your previously saved research. Exports have no subscription quota.
Save searches and choose optional emails
Choose Save search in Explore to remember your criteria for upcoming open and unverified listings. Pick one or several covered counties. Manage searches and opt-in weekly emails in Saved. Emails require verified email and an active membership; they describe new matches and saved-property changes found during successful weekly checks, not live sale availability.
Build and work your property lists
Use Add to list or Build list from all matches to collect many properties. Export a full Excel workbook or a provider-formatted file. Each property keeps its own row, even when an owner has several properties. Available company, trust, incomplete and unreviewed records remain downloadable with data notes; missing fields stay blank. Do-not-contact records are excluded from provider files and flagged in the full workbook. Withheld records are excluded. Keep Property Reference when mapping a provider upload so results can be matched back. Downloading never orders data or sends outreach.
Open the investor workspace
Choose Investor tools in the main menu, or Tools on your phone. Use Properties, Skip tracing, Owner groups, Letters & postcards, Shared lists, Activity and Orders. The workspace opens without loading the auction map. Create or choose a working list; your selection stays in the page link. Add general Florida parcels from the parcel explorer; annual parcel records remain separate from auctions. Exports have no quota.
Match owners and update several properties
Owner groups finds exact owner-name and complete mailing-address matches across active lists you can access. Unreviewed groups are labeled, including companies and trusts. A property in several lists counts once. This is not a complete ownership search; withheld, incomplete, outdated and conflicting records are not grouped. You can still export available records from Properties. Use Edit several properties to set progress or follow-up dates. Conflicting teammate edits stop the batch. Follow-up dates are reminders inside your list, not scheduled messages.
Share a list with your team
Invite an editor or viewer using their account email. Invitations appear inside Investor tools after the recipient signs in and verifies that email; no invitation email is sent. Only workspace entries are shared. Existing private saved-property notes, Likes, Dislikes and imported private files remain private. Active membership is needed for workspace edits.
Prepare contact research and mail
In Contacts & skip tracing, export available owner data, use your own provider, then Import contact results from its CSV. Map references, phone, email and do-not-call columns; unmatched and invalid rows are reported. Imported results belong to the chosen shared list and need review; previous private imports stay private. Letters & postcards lets you save a draft and download a ZIP of personalized printable files for the entire list, with a recipient review sheet. Withheld and do-not-contact records are excluded. Data can be inaccurate or outdated; inspect names, addresses, duplicate recipients and page layouts before use. File tools need no provider connection. Paid lookup, delivery and licensed MLS/foreclosure feeds remain separate services.
Organize your next step
Create named lists in Saved and add properties to more than one list. Mark Like or Dislike while browsing; disliked properties are hidden from ordinary browsing and can be shown again with My decisions. Lists can be archived without losing notes. Export an entire list or selected items as auction research or recorded-owner CSV. Recorded mailing lines need review before use. You can also filter your shortlist by Saved, Researching, Ready to review or Set aside. Each saved property has a private checklist and observed date, status or bid changes to acknowledge. Checklist selections record your own work; Reviewed by me is not a certification or a guarantee. Existing notes remain separate.
Compare and report
Open Saved & lists, choose Compare saved properties, then pick two or three cards to compare assessed values, building facts, transfers, permits, zoning, flood, wetlands, soil drainage and your private notes. On phones, comparison facts are stacked so no sideways scrolling is needed. Lists keep a collection organized; comparison helps you review its differences. Unknown information remains unknown. Use Report a property issue on a property page to send managers a description with the county and case included; do not include private or sensitive information.
Bid through the correct auction
The How to bid panel distinguishes an online auction website from an in-person venue and instructions when confirmed. Register, fund deposits and bid with the auction operator separately. Tax Properties does not accept property bids or auction deposits. Confirm the case, time, payment deadline and current availability before bidding.
Understand weekly updates
Listing checks run once every seven days. County coverage shows the latest check and any delay. A property can change between checks; Scheduled means scheduled when last checked, not guaranteed available now. Property checks have their own retrieval dates and can reflect older underlying records.
What the sale statuses mean
- Unverified / Unknown
- Current availability has not been confirmed.
- Scheduled
- Scheduled at the last status check. Recheck before bidding.
- Rescheduled
- A different sale date was reported. Check the new date and case.
- Canceled
- That advertised sale was canceled.
- Removed from sale
- The source explicitly removed this listing from the advertised sale. It does not specify cancellation, redemption, sale, or a new auction date.
- Redeemed
- The tax obligation was reported settled and that sale is no longer proceeding.
- Sold / Not sold
- A reported outcome. Not sold does not establish a new auction date.
- Needs recheck
- The displayed status is no longer recent; treat it as the last known status.
Research support, not a property clearance
The service does not establish title, lawful access, buildability, permit approval, physical condition or investment returns. Records can contain errors and delays. Use qualified professionals where needed and review the research disclaimer.
Your account and purchases
Use the same account on iPhone and PC. Open Account, then Manage billing & invoices. Cancel before renewal to stop the next charge. Access continues through the paid period, and previously saved research remains in your account.
